Potential energy savings and predicted carbon impact on the EPC Asset Rating of the proposed engineering solutions for 140 Fenchurch Street.
140 Fenchurch St is a multi-storey office building located in Central London. Further to refurbishment works proposed by the Focus FM Project Team for the 1st, 2nd and 6th floors, the Energy & Sustainability Team carried out analysis of the expected effects of this re-fit on the whole site and produced an Energy Performance Certificate (EPC). We are committed to delivering holistic solutions for the increasing demand within the property market for lower running costs and fewer carbon emissions, as well as assisting to meet government legislation on Minimum Energy Performance Standards (MEPS).
The existing building Asset Rating was E 120, obtained in May 2013. A number of different draft EPCs have been produced in order to quantify the CO2 emissions saved against each energy saving measure proposed by the design team, such as installing LED fittings, introducing lighting controls, decreasing the Specific Fan Power for Fan Coil Units and installing solar film for external glazing. Based on the combination of the solutions provided and using the same government-approved SBEM software, the revised draft EPC scored 98, taking the site from band E to band D.
This study has also allowed us to identify the overall energy impact of the proposed refurbishment work, as detailed below;
