  • Summary

    We were commissioned by JLL to review the existing energy use at One Tower Bridge and to identify ways to reduce future energy consumption to assist in moving towards a sustainable future.

  • Achievements

    We conducted energy reviews of the site HVAC plant and controls, and identified cost-effective energy saving opportunities of up to 1,480,722 kWh per year, a potential cost saving of £48,535 per year.

 

One Tower Bridge is a 45,192m2 mixed usage development, consisting of residential blocks with retail units on the ground level exterior; and support concierge and office space on the ground floor and first floor. There is a secure underground service area and car park.

The principle recommendation is that the Building Management Systems (BMS) and all outstations should be recommissioned and then the entire system be optimised. This measure would result in 90% of the identified savings and has an estimated payback of 2.5 years.

 

 

 

In addition, we recommended that on-going BMS bureau support should be put in place to ensure that system optimisation is maintained, potential defects are identified by the system, and the operational side is supported in term of appropriate alerts and data.  It is envisaged that the annual savings and avoided costs would ensure that this measure is financially sustainable in that it pays for itself.

A number of ‘quick fixes’ with paybacks of around a year or less were also identified, including optimisation of the car park extract fans and controls, along with improving the car park lighting by enabling the Passive Infra-Red sensors and optimising luminaire controls.
