Focus FM was appointed by Jones Lang LaSalle (JLL) to provide consultancy services under a framework agreement. As part of our Mechanical & Electrical (M&E) Audit Service we also report on the Energy & Water Management (EWM) performance of the properties audited.

In 2013 we carried out EWM reviews for 117 properties managed by JLL, with a combined treated floor area of 929,493 m². These properties had a total electricity consumption of 165,022 MWh, gas consumption of 66,232 MWh, and water consumption of 602,383 m³. Collectively these properties used enough energy to generate 101,582 tonnes of carbon dioxide.

The EWM review involved analysing 12 months’ utility data and preparing summary reports on energy performance compared against industry typical practice benchmarks. We analysed energy and emissions data against ECG19 typical practice benchmarks for a standard office type building. We identified an average electricity consumption 21.4% below typical practice, an average natural gas consumption 60.0% below typical, an average water consumption 9.0% below typical and average emissions 28.2% below typical.

The EWM reports are issued to the Building Managers as part of the M&E Audit, in order that they can gain an understanding of the buildings’ performance and actions which need to be taken. We also advise on any inconsistencies in billing or improvements for site metering.
