Cooling tower replacement completed successfully within budget and programme whilst effectively managed to ensure minimal impact to the shopping centre operation
Turnkey Project Management service provided, from Technical Design, MEP Specification and Tender Process through to Contract Management of the financial, technical and health and safety aspects of the project.
Focus FM was engaged by Workman on behalf of the landlord to undertake a turnkey project management service of the cooling tower plant replacement.
The cooling towers provide a condenser water circuit which is distributed to the shopping centre retail units. The two 1MW cooling towers and their associated system pumps, pipework and controls were also included within the scoped works.
The tasks included a design process, with a review of the connected loads, and the preparation of Tender Documentation consisting of an MEP Specification, JCT Minor Works contract (with amendments) and a Pre-Tender Health and Safety information pack.
The works were programmed to ensure minimal impact to the retail units – the cooling towers were replaced one at a time, requiring two separate crane lifts to complete the project.
Focus FM engaged in comprehensive liaisons and coordination with the appointed contractor, local authority, CDMC, building management and local residents to schedule crane lifts and road closures. Technical management was carried out through design submission reviews, onsite snagging and regular formal progress meetings. Our company undertook financial management of variations, valuations, payment certificates and retention.
Focus FM oversaw thorough witnessing of commissioned cooling towers prior to the demonstration to the maintenance team and Environmental Officer. Key aspects included maintenance to mitigate Legionella risk and compliance with the description of operation for efficient control. O&Ms and certification were reviewed, allowing for a smooth client handover.
